Tackling a tricky site is doable with the right team

This magnificent five-bedroom home was designed to demonstrate how a luxury family home can be custom-designed to suit a difficult building block. Problems for the corner allotment where this home sits included a steep slope across the block and north and west facing aspects, both of which can be very hot during Queensland’s summer months. To the left of the main entry a double garage is positioned at the head of a fairly steep driveway and two steps below the level of the main living area.

A spacious laundry between the garage and guest room includes a large linen closet and bench area while a guest room positioned immediately behind the laundry has double sliding doors leading to a private courtyard area. With an attractive entry from the main foyer area, this room could easily be used as a home office. A private powder room has also been incorporated in this area. The north facing entry is protected from the northern and western sunshine by three stylish flying buttresses. The double height foyer features a grand circular staircase combining carpeted treads with wrought iron and stained timber balustrades.

Ideal for Families

White porcelain tiles throughout most of the ground floor enhance the feeling of light and space, as do the white cabinets in the gourmet kitchen and butler’s pantry. The ground floor lends itself to a diverse range of family activities.  A spacious, carpeted media room beside the kitchen/dining area has sliding glass doors leading the patio area shared with the guest room. To the right of the kitchen is a large family room with sliding glass doors leading to a covered alfresco dining area. A family pool would ideally be incorporated in this area.

The upper floor is essentially divided into two separate zones, one for the parents and the other for the family. At the head of the staircase, a comfortable sitting room acts as a communal area where parents and children can relax together. The parents’ private area is entered via swing doors. Here a private retreat ushers one into a huge master bedroom. Adjacent is a spacious master bathroom complete with double vanity, double shower and luxury freestanding bath.

At each side of the bedhead, an archway opens to reveal a very spacious walk-in his ‘n hers fitted wardrobe. A desirable option available is the inclusion of a covered patio area leading from the master bedroom and directly above the al-fresco dining area. Three additional bedrooms share a common bathroom. A child’s bedroom at the front of the home features three horizontal windows, providing an added view for even the smallest child to enjoy the forested area opposite the home.

Expert Tip: Seek a builder with considerable experience in design and construction with the ability to be innovative and responsive to client requirements.

Company director, Jim Taylor says the new display home amply demonstrates the advantages of building a custom designed home, especially when site difficulties are used as a feature, rather than an obstacle to construction. Unique Homes (BSA 78053) has been building custom designed luxury homes for more than 30 years. The company provides a 25-year structural guarantee and offers complementary design and interior decorating assistance with every home it builds. Clients deal directly with the company’s own design team and can view computer-simulated three dimensional images of both the exterior and interior of the home before plans are finalised.
